Greenfield & Greenbelt Issues

During The Course of the Applicatuion we sought to clatify Modifications , Departures and Greenbelt & Greenfield Issues . Here are some of the contradictory responses we have in writing

 

The application 98/01609/OUT was not advertised as being a departure, although a small part of the site was within the green belt. The part within green belt was a very small area, in relation to the overall area of the application site. In the current application, the applicant has been asked to remove that small part of green belt from the application in order to regularise the process. "

We highlght concerns that yet again ( confirmed in writing) Bradford MDC misinformed a number of enquirers including councillors as to whether Greenbelt woul be included in this application . In a number of responses enquires where advised it was to be " Put Back" we shall ask the Government office to address this issue

 

There also was an issue Re: UDP 1998 regarding the inclusion or exclusion of Green belt land at this time which should have invalidated the application .Such issues at that time where not advertised as departure

When you have read the Inspector Appraisal Report you will realise that the limitting factor to this application is Housing Footprint because of the large 106 Inducement requirement for the large Recreation open space and the inherant conditions on site the Inspector refers to ( Pylon Buffer zones Hillslope etc) it is actually not possible to meet affordable housing targets or cost effective build.

 

Just to add concern part of the Woodland grazing corridor including and extending back from the two main fields is actually a Designated BWA 26 and therefore important Wildlife and Ecological Value. Strangely like the ransom strip which was transfeered in error , the BWA was also included as part of the site ain error. We find this a littel hard to swallow

 

UCS - Urban Capacity Study

This is a study which validates land use and makes prioritises use to preserve and protect Greenfield and Greenbelt Sites . Bradford has not yet completed such a study and have not begun the scoping proxcess as we understand . Our Campaigners still await reponse from Planning regtrding this question which even was passed to the Council Complaints Officer - stil no reply. When Developemnt planners say " It is an allocated housing site in the UDP " this is a misnoma - How Can they Validate Land Use if they have not looked at what is available by way of alternatives or for that matter by Windfall

 

EIA - Environment Impact Assessment

This is a broad study which identifies key urban issues like Highways and Infrastructure , Light and Noise pollution and other important concerns regarding the overall viability of sites > No EIA has been uindertaken at this large site ( 7.5 Ha ) which is suprising given it is part of a large Cojoined Prrosective Development Site Click Here To see the Overall Map
